What is an EPC Certificate?
The purpose of an EPC, which stands for Energy Performance Certificate, is that it provides the estimated energy efficiency of a residential dwelling. EPC certificates includes an EPC rating, approximate energy costs and recommendations to help increase the property's energy efficiency and lower the energy bills. An EPC can also allow access to government grants (including GDHIF and ECO) towards energy efficiency measures.
What is an EPC rating?
An EPC report includes an energy efficiency rating which is given as a number and is placed on a sliding scale from EPC rating A (most efficient) to EPC rating G (least efficient).
What is a good EPC rating?
It depends on the specific energy efficiency measures of a building, but older buildings generally average at EPC rating D to EPC rating E, while newer buildings are more likely to achieve EPC rating A to EPC rating C. If the property has recently been built then it will require a SAP Assessment and New Build EPC (see the SAP Assessments tab above for more information).
Do I need an EPC to sell my house?
Since 2008, it has been a legal requirement for residential properties to have an EPC for selling a house.
When did EPC become law for lettings?
Since 2008 it has become a legal requirement for rental properties to have a valid EPC certificate. Furthermore, since 2018 the Minimum Energy Efficiency Standards (MEES) regulations have come into force requiring rental properties to have an EPC rating of E or above. If an EPC expired during the tenancy the landlord, property management company or estate agent will need to get a new EPC inspection to update an EPC certificate.

How long does an EPC take?
A Domestic EPC inspection will take between 30 minutes to 45 minutes to carry out.
How long does an EPC last?
The Energy Performance Certificate validity period is 10 years and the EPC expiry date is written on the EPC certificate.
How to prepare for an EPC?
If you could make sure all rooms and loft spaces in the property are accessible and it may also be useful to have manuals such as for a boiler system or electric heater ready in case it is needed.
What do they do for an EPC certificate?
A Domestic Energy Assessor (DEA) will need to carry out an on-site inspection which will include taking photographic evidence of certain energy efficiency elements such as the heating system, heating controls, building construction, loft insulation, windows, renewable energy systems and lighting. Measurements will be taken to establish the thickness of loft insulation and walls. The EPC Assessor will also draw a floorplan to work out the heat loss areas and volume of the property. The Domestic EPC looks at the building services and building fabric but does not take into account individual usage by the occupier so there is no need to see bills. Once the inspection has been carried out the energy assessor will use their calculations and input data into their software to produce a residential EPC report.
How to get a copy of my EPC certificate?

How to improve an energy efficiency rating?
Energy certificates include a section with recommendations for improving the EPC rating and our Domestic EPC Assessors can give advice if you need clarification on which EPC improvements to carry out.
When is an EPC not required?
There are EPC exemptions such as places of worship, temporary buildings with a planned use of time of less than two years and for buildings that are to be demolished.
