What is a Commerical EPC?
A Commerical Energy Performance Certificate (EPC) calculates the energy efficiency of a commercial property. A Commercial EPC report (sometimes referred to as a non domestic EPC report) includes an energy efficiency rating which is rated A (most efficient) to G (least efficient) and also includes scores of 0 (most efficient) to 150 (least efficient).
When is an EPC required for commercial property?
It is a legal requirement to have an EPC for Commercial property if you are renting or selling as well as commissioning a new building. Commercial EPCs are valid for 10 years if there are no material change to the property. However, a new Commerical EPC Certificate would be needed if there has been a material change to the property such as significant changes to the building fabric, significant extensions and/ or changes to the provision of building services. Furthermore, the Minimum Energy Efficiency Standards (MEES) regulations have come into force requiring rental properties to obtain a minimum EPC rating for commercial property of E or above. Commercial EPCs gives both current or prospective owners and tenants, a clear understanding of the energy efficiency of a commercial building.
How much does a Commerical EPC cost?

What does a Commercial EPC inspection involve?
The Commercial EPC Assessor would conduct an on-site survey of the property and take photographic evidence of certain energy efficiency elements such as the heating system, heating controls, building construction, loft insulation, windows and lighting. The commercial EPC survey will also involve taking measurements and drawing a floor plan to help calculate the heat loss areas and volume of the property. To calculate the energy efficiency the property is split up into zones (occupational areas) which are measured on-site. Additional information may be required by the Commercial EPC Assessor such as age of extensions and/ or alterations, information on renewable systems and serial numbers for heating, mechanical ventilation and cooling systems (if information cannot be provided default values are assumed). The EPC for business premises looks at the building services and building fabric but does not take into account usage by the occupier so there is no need to see bills.
